Kuta vs West Coast Lombok: Villa ADR and Occupancy Compared

Our September 2026 research snapshot compares 1–3 bedroom rentals. West Coast rates were higher; Kuta–Batu Riti occupancy was stronger. Read both before setting a villa brief.

A Higher Nightly Rate Is Only Part of the Story

In San Bada’s September 2026 regional research, two-bedroom pool-tagged rentals in the West Coast sample recorded an ADR of US$147.55 and occupancy of 67%. The Kuta–Batu Riti comparison recorded US$132.47 and 72%.

The West Coast ADR was therefore 11.4% higher, while its occupancy was 5 percentage points lower. This is a comparison of two filtered area samples, not evidence that moving an identical villa west would increase its revenue.

For a villa brief, the useful question is how nightly pricing, occupied nights and the cost of delivering the stay fit together.

Compare the Same Bedroom Count

The table below is drawn from San Bada’s Monthly Market Report, observed on 26 September 2026, using AirDNA. ADR and occupancy cover the trailing 12 months, not September alone. ADR is in US dollars per occupied night for the entire-property sample.

BedroomsKuta–Batu Riti ADR / occupancyWest Coast ADR / occupancyActive listings: Kuta / West
1 bedroom$99.01 / 68%$112.49 / 63%49 / 13
2 bedrooms$132.47 / 72%$147.55 / 67%65 / 18
3 bedrooms$183.50 / 72%$215.37 / 69%32 / 14

“Pool Yes” includes private and shared pools. Active-listing counts refer to the preceding month; they are not the number of properties continuously observed throughout the 12-month period.

How Large Was the Difference?

BedroomsWest Coast ADR difference versus KutaWest Coast occupancy difference
1 bedroom+13.6%−5 percentage points
2 bedrooms+11.4%−5 percentage points
3 bedrooms+17.4%−3 percentage points

ADR differences are calculated as (West Coast ADR ÷ Kuta ADR − 1) × 100, rounded to one decimal place. Occupancy differences are percentage-point differences: 67% minus 72% is −5 points, not a 5% relative fall.

The direction is consistent across these three bedroom categories: higher rates in the western sample, stronger occupancy in Kuta–Batu Riti. The western sample is also smaller. We do not have the median, dispersion or matched-property histories needed to judge how typical the average is for a particular property.

What This Means for a Kuta Villa Brief

Our interpretation is that Kuta–Batu Riti is a useful starting point for comparing established rental products: this filtered sample contains more active listings in each bedroom category. A larger sample gives more potential comparables to investigate; it does not remove property-specific risk.

Before choosing a layout, compare properties with similar guest capacity, access, finish level and amenities. Then visit the actual site to check arrival, noise, water, drainage and the outdoor experience. The regional average cannot answer those site questions.

For a two-bedroom brief, investigate why guests would choose the property throughout the year. Comfortable bedrooms, usable shared space, shade, maintenance access and clear arrival arrangements should be considered alongside the image used to market it.

The higher ADR is a reason to investigate the product behind the rate. It does not isolate a premium for ocean views, privacy, architecture or any single feature: the properties and locations differ.

Check the view from the planned living spaces, the access route, terrain, utilities and the cost of maintaining the property. Ask whether any additional construction or operating cost is justified by evidence from genuinely comparable rentals.

“West Coast” here is the report’s manually drawn research area. It is not a Selong Belanak-only statistic, an administrative boundary or a result for every property along western Lombok. A plot outside the research area should not inherit this benchmark simply because it is west of Kuta.

Connect the Rental Brief to a Complete Construction Budget

Rental rates do not tell you what a villa will cost to build. First define the accommodation brief, building area and finish specification. Then price the site preparation, pool, external works, furniture, consultants and other items outside the building scope.

Use our Lombok villa construction budget calculator to organise those costs. It uses San Bada’s indicative construction bands and your own allowances; unknown costs remain visibly unpriced.

Only after the scope is clear should you build a separate operating model covering commissions, staffing, utilities, maintenance, replacement reserves, taxes and financing where applicable. The figures in this article are market context, not a profit forecast or a promised return.

Keep Event Peaks Separate

The trailing-12-month figures can include event nights. They are not a matched non-event baseline, so they cannot establish the rate uplift caused by MotoGP.

Our MotoGP hotel-demand guide separates reported event occupancy, a specific booking-price example and the wider market benchmarks. Use the same property and comparable booking conditions when evaluating a race-week premium.

Source and Methodology

Source: San Bada Development’s September 2026 Monthly Market Report, regional comparison and methodology, based on AirDNA Market Overview for Kabupaten Lombok Tengah, observed 26 September 2026.

  • Manually drawn Kuta–Batu Riti and West Coast research areas; these are not legal village boundaries.
  • Entire properties, exact 1-, 2- or 3-bedroom categories, a 4.1+ rating filter, at least 11 reviews and at least 181 available days in the preceding 12 months.
  • Listings on at least one of Airbnb, Vrbo or Booking.com; Pool Yes does not distinguish private and shared pools.
  • ADR and occupancy are platform estimates for the trailing 12 months. Active-listing counts refer to the preceding month.
  • These regional figures use the report’s stricter 4.1+ comparison group, not its wider overall-market filter. No causal location premium, statistical significance or future performance is established.

This is a dated research snapshot. Refresh comparable listings and costs before making a project decision. San Bada’s comments about design and development are our interpretation of the figures.
