A contractor organises and carries out the building work. An owner may also need someone to coordinate the programme, review site progress, track changes, and keep the people making decisions informed. San Bada offers project management as a separate service when a contractor is already selected.
The appointment starts with your current project: the drawings available, agreed scope, budget, programme, team, and stage of work. From there, define the site visits, checks, reporting, and decisions you want supported. This can be particularly useful when you live outside Lombok and need a clear record of what is happening on site.
Agree responsibilities with the contractor and designers at the outset. Project management does not transfer their contractual duties or replace the engineering, testing, or approvals required for the project. The appointment should identify who checks, recommends, approves, and carries out each action.

The scope can include timeline coordination, site quality checks, budget tracking, progress reporting, and drone documentation. Confirm the visits, deliverables, responsibilities, and authority in the appointment.
San Bada works with clients in Indonesia and abroad. Agree a named contact, reporting frequency, and a decision process. A useful update identifies completed work, labelled photographs, the programme position, budget changes, open quality issues, and the decisions needed before the next stage.
Ask for the reporting period, work completed, relevant photographs, progress against the programme, proposed changes, open issues, owner decisions, and planned next steps. This is a suggested reporting brief; the format and frequency for your project should be agreed before the appointment starts.
San Bada’s services page lists project management starting from 5% of construction cost. A project-specific proposal must define the construction cost used for the calculation, visit frequency, reporting, duration, travel, taxes, and any additional services. The published starting fee is not a quotation for your project.
No. The contractor, designers, engineers, and owner retain the responsibilities agreed in their own appointments. Define who carries out the work, checks it, provides technical advice, approves changes, and authorises payments. Engineering assessments and testing need the appropriate specialist scope.
